Loft Insulation in Ayrshire: What Happens During a Home Survey?
What we check before quoting for loft insulation and boarding in Kilmarnock, Ayrshire and Central Scotland.

If you are considering loft insulation in Kilmarnock or Ayrshire, a home survey helps establish what your loft needs before a price is agreed. Two lofts of a similar size can require different preparation, insulation and access work.
Evergreen Sustainable Energy serves Kilmarnock, Ayrshire, Glasgow and Central Scotland. Here is what to expect when discussing insulation and boarding for your home.
Checking existing insulation
The survey looks at the existing material, its depth, coverage and condition. Gaps, compression, damp or contamination can affect whether it is suitable to retain. Older material does not automatically need removal; the recommendation should be based on its condition.
We can install mineral wool insulation, including 300 mm systems where suitable for the product and loft. The proposed depth and specification should be explained in your quote.
Looking for moisture and ventilation problems
Signs of leaks, condensation or damp timbers need attention before new insulation is laid. Covering a problem can make it harder to see and does not resolve its cause.
Ventilation openings should remain clear. Where concerns are found, the survey should explain what needs investigating or addressing before installation.
Planning boarding and safe access
If you want storage, tell the surveyor what you plan to keep in the loft. Raised boarding should leave adequate clearance above insulation and must be suitable for the structure and intended use.
Access matters too. A hatch, ladder or lighting upgrade may make the loft easier to use. These are separate parts of the proposal and should be priced clearly.
Removal and preparation
Unsuitable insulation, existing boards or other materials may need removing before the new system is installed. Ask which removal and disposal tasks are included and whether you need to clear stored belongings first.
Spray foam removal is assessed separately. The roof construction, timber condition and access affect the scope, and removal alone does not guarantee mortgage acceptance.
Understanding your written quote
A useful quote explains the area to be treated, the insulation product and depth, any removal work, boarding and access upgrades, and the proposed installation timetable. Clarify anything that is excluded before accepting.
Savings depend on the property, existing insulation, heating use and energy prices. A survey helps identify suitable work; it should not be treated as a guarantee of a fixed reduction in bills.

Frequently asked questions
Do I need to remove all my old loft insulation?
Not necessarily. Dry, clean and suitable material may be retained. The survey checks its condition before recommending a top-up or removal.
Can I have boarding as well as insulation?
Often, subject to the loft structure and suitable clearance. Raised boarding should protect the insulation from compression.
Do you cover Ayr as well as Kilmarnock?
Yes. We serve Ayrshire, Kilmarnock, Glasgow and Central Scotland. Send your postcode to check survey availability.
